Featured Raleigh zip code: 27616

For this week's featured zip code, we're heading to 27616. This area counts US 1 and 401 as the main thoroughfares running north and south. Since this zip code is in the Northeast quadrant of Raleigh, I-540 has three exits in 27616. Net-net, it's a busy, high-traffic area.

Because it's a busy area, there is some pretty significant shopping. First, there's Triangle Town Center Mall with Belk, Dillards and Macy's as its main anchors. This mall also has the state's only Saks Fifth Avenue - pretty fancy, huh? Surrounding the mall, there's also quite a few larger, more popular stores like Dick's Sporting Goods, Target, World Market, Bed Bath & Beyond and DSW.

WRAL Soccer Park, located on Perry Creek Road, also calls this East Raleigh zip code home. This park is a MASSIVE athletic complex boasting 23 Bermuda grass soccer fields, two turf fields and a 3,000-seat championship stadium.

Lastly, Riverside is a community that offers a great mix of homes built in the late 90's and onward from the lower $100's for some of the smaller townhomes to larger homes in the $200's and $300's.

There may not be much retail action in this area now but the city is planning some major things involving the makeover of the Capital Boulevard Corridor.

Neighborhoods & Properties

Neighborhoods near downtown continue to see an influx of buyers. Mordecai Place, for instance, boasted 18 sales in 2014. Most of those homes were originally built in the 40's and 50's and it is becoming quite the trend to acquire those types of historic properties to makeover. Close by, Woodcrest had 14 sales and those buyers continue to invest in this smaller neighborhood snatching up homes from the 50's and 60's.

Further east within the zip code, Hedingham has continued turnover. This golf community is surrounded by a mix of attached and detached housing at affordable prices compared to other areas in Raleigh.

A big draw in 27609 is, hands down, North Hills (also known as Midtown Raleigh). This outdoor shopping center has it all - restaurants, movie theater, hotels, luxury residential complexes and nearly 100 stores like REI, Anthropologie and Target. North Hills is also a hot entertainment venue that regularly hosts outdoor concert series and even a Farmers Market.

Northclift, on the other hand, still has the older homes without the steep price tags and offers easy access to Raleigh's Greenway.

An trend that is catching on in both the North Hills and Anderson Heights neighborhoods is the tearing down of existing properties and the new construction of more modern and luxurious homes with prices ranging $600 to $700K and, in some cases, over $1 million.

In 2014, a total of 482 homes were sold in 27609. Of that total, 337 were detached homes versus 145 townhomes/condos.
